Council of said City, do hereby certify that the foregoing Charter Ordinance No. 1631
entitled:
"AN ORDINANCE OF THE CITY OF SAN RAFAEL ADOPTING THE PLANNED DEVELOPMENT
DISTRICT 1631 FOR PEACOCK GAP UNIT 6 (THE KNOLLS), AS CLASSIFIED ON THE
ZONING MAP OF THE CITY OF SAN RAFAEL, CALIFORNIA (RE: Z91-4 ZONING ORDINANCE)
is a true and correct copy of an ordinance of said City and was introduced at a REGULAR
meeting of the City Council of the City of San Rafael, held on the 8th day of
SEPTEMBER , 1992, published as required by City Charter in the MARIN INDEPENDENT
JOURNAL , a newspaper published in the City of San Rafael and passed and adopted as an
ordinance of said City at a REGULAR meeting of the City Council of said City held on
the 21st day of SEPTEMBER , 1992, by the following vote, to wit:
AYES: COUNCILMEMBERS: Breiner, Cohen, Shippey, Thayer & Mayor Boro
NOES: COUNCILMEMBERS: None
ABSENT: COUNCILMEMBERS: None

ORDINANCE NO. 1631
AN ORDINANCE OF THE CITY OF SAN RAFAEL ADOPTING
THE PLANNED DEVELOPMENT DISTRICT 16 31 FOR
PEACOCK GAP UNIT 6 (THE KNOLLS), AS CLASSIFIED ON THE ZONING MAP
OF THE CITY OF SAN RAFAEL, CALIFORNIA
(RE.: Z914 SAN RAFAEL ZONING ORDINANCE)
THE CITY COUNCIL OF THE CITY OF SAN RAFAEL DOES HEREBY ORDAIN AS FOLLOWS:
DIVISION 1
Certain real property known as Peacock Gap Unit 6 (The Knolls) is reclassified from PC (Planned
Community) District to PD 16 31 on the City of San Rafael Zoning Map as of the effective date
of this ordinance. Said property so reclassified is located on Biscayne Drive, San Rafael, County
Assessor's Parcels 184-200-01 to -31 (Map 1) and 184-220-31 to -82 and Lots 1, 2 and 3 common areas (Map
2), and as recorded in Book 13 of Recorded Maps at Page 10, Marin County Official Records (Map 3).
This rezoning supersedes Ordinance No. 625.
DIVISION 2
Any development of Peacock Gap Unit 6 (The Knolls) shall be subject to the following development
standards.
Land Uses: Permits 81 condominium units. Also permits open space and accessory structures and uses
customarily incidental to a permitted use and contained on the same site.
Residential Lot Boundaries: Residential buildings shall be within the residential lot boundaries
identified on the Assessor Parcel Maps.
Height: Building height limits are 30 feet (main dwellings) and 15 feet (accessory buildings);
however, lower heights may be required to be compatible with the existing project.
DIVISION 3
If any section, subsection, sentence, clause or phrase of this Ordinance is for any reason held to be
invalid, such decision shall not affect the validity of the remaining portions of this Ordinance. The
Council hereby declares that it would have adopted the Ordinance and each section, subsection,
sentence, clause or phrase thereof, irrespective of the fact that any one or more sections, subsections,
sentences, clauses or phrases may be declared invalid.
DIVISION 4
The Ordinance shall be published once in full before its final passage in a newspaper of general
circulation, published and circulated in the City of San Rafael, and shall be in full force and effect
thirty days following its final passage.

The foregoing Ordinance No. 1631 was read and introduced at a regular meeting of the City
Council of the City of San Rafael on Tuesday, September 8th, 1992, and ordered passed to print by the
following vote, to wit:
AYES: Councilmembers: Breiner, Cohen, Shippey, Thayer & Mayor Boro
NOES: Councilmembers : None
ABSENT: Councilmembers: None
and will come up for adoption as an Ordinance of the City of San Rafael at a regular meeting of the
Council to be held on Monday, September 21st, 1992.
