the foregoing Charter Ordinance No. 1632 entitled:
"AN ORDINANCE OF THE CITY OF SAN RAFAEL ADOPTING THE PLANNED DEVELOPMENT
DISTRICT 1632 FOR PEACOCK HILL UNIT 1, AS CLASSIFIED ON THE ZONING MAP OF

is a true and correct copy of an ordinance of said City and was
introduced at a RFGWAR meeting of the City Council
of the City of San Rafael, held on the 8th day of

MARIN INDEPENDENT JOURNAL , a newspaper published in the City
of San Rafael and passed and adopted as an ordinance of said City at
a RFI,111 AR meeting of the City Council of said City

ORDINANCE NO. lb 3 2
AN ORDINANCE OF THE CITY OF SAN RAFAEL
ADOPTING THE PLANNED DEVELOPMENT DISTRICT 1632 FOR
PEACOCK HILL UNIT 1, AS CLASSIFIED ON THE ZONING MAP
OF THE CITY OF SAN RAFAEL, CALIFORNIA
(RE.: Z91-4 SAN RAFAEL ZONING ORDINANCE)
THE CITY COUNCIL OF THE CITY OF SAN RAFAEL DOES HEREBY ORDAIN AS FOLLOWS:
DIVISION 1
Certain real property known as Peacock Hill Unit 1 is reclassified from PC (Planned Community)
District to PD 16 3 2 on the City of San Rafael Zoning Map as of the effective date of this
ordinance. Said property so reclassified is located on Biscayne Drive, San Rafael, County Assessor's
Parcel Numbers 184-180-01 to -14 as described in Map 1, and as recorded in Book 12 of Recorded Maps at
Page 31, Marin County Official Records as described in Map 2. This rezoning supersedes Ordinance No.
625.
DIVISION 2
Any development of Peacock Hill Unit 1 shall be subject to the following development standards.
Land Uses: Permits 14 condominium units, open space and accessory structures and uses customarily
incidental to a permitted use and contained on the same site.
Setbacks: Residential buildings shall be within the lot boundaries identified in R.M. 12-31.
Building Heights: Building height limits are 30 feet (main dwelling) and 15 feet (accessory structures);
provided, however, lower heights may be required to be compatible with the existing project.
DIVISION 3
If any section, subsection, sentence, clause or phrase of this Ordinance is for any reason held to be
invalid, such decision shall not affect the validity of the remaining portions of this Ordinance. The
Council hereby declares that it would have adopted the Ordinance and each section, subsection,
sentence, clause or phrase thereof, irrespective of the fact that any one or more sections, subsections,
sentences, clauses or phrases may be declared invalid.
DIVISION 4
The Ordinance shall be published once in full before its final passage in a newspaper of general
circulation, published and circulated in the City of San Rafael, and shall be in full force and effect
thirty days following its final passage.

The foregoing Ordinance No. 16 3 2 was read and introduced at a regular meeting of the City
Council of the City of San Rafael on Tuesday, September 8th, 1992, and ordered passed to print by the
following vote, to wit:

NOES: Councilmembers : None
ABSENT: Councilmembers : None
and will come up for adoption as an Ordinance of the City of San Rafael at a regular meeting of the
Council to be held on Monday, September 21st, 1992.
