LEONCINI, Clerk of the City of San Rafael, and Ex -officio Clerk of the Council of said City, do hereby certify that the foregoing Charter Ordinance No. 1419 entitled: AN ORDINANCE OF THE CITY OF SAN RAFAEL AMENDING THE ZONING MAP OF THE CITY OF SAN RAFAEL, CALIFORNIA, ADOPTED BY REFERENCE BY SECTION 14.15.020 OF THE MUNICIPAL CODE OF SAN RAFAEL, CALIFORNIA, SO AS TO RECLASSIFY CERTAIN REAL PROPERTY FROM R -1-B-1 (SINGLE FAMILY RESI- DENTIAL - 7,500 SQUARE FOOT MINIMUM) DISTRICT TO P -C (PLANNED COM- MUNITY) DISTRICT (220 Nova Albion `gay) is a true and correct copy of an ordinance of said City and was introduced at a regular meeting of the City Council of the City of San Rafael, held on the seventh day of December , 1981, published as required by City Charter in the Independent -Journal , a newspaper published in the City of San Rafael and passed and adopted as an ordinance of said City at a regular meeting of the City Council of said City held on thetwenty-first day of December 1981, by the following vote, to wit: AYES: COUNCILMEMBERS:Breiner, Frugoli, Jensen, Miskimen & Mayor Mulryan NOES: COUNCILMEMBERS:None ABSENT: COUNCILMEMBERS : None WITNESS my hand and the official. seal of the City of San Rafael this sixth day of January , 1982. JEA ilk-. ` LE• NC I City Clerk ORDINANCE NO. 1419 AN ORDINANCE OF THE CITY OF SAN RAFAEL AMENDING THE ZONING MAP OF THE CITY OF SAN RAFAEL, CALIFORNIA, ADOPTED BY REFERENCE BY SECTION 14.15.020 OF THE MUNICIPAL CODE OF SAN RAFAEL, CALIFORNIA, SO AS TO RECLASSIFY CERTAIN REAL PROPERTY FROM R -1-B-1 (SINGLE FAMILY RESIDENTIAL - 7,500 SQUARE FOOT MINIMUM) DISTRICT TO P -C (PLANNED COMMUNITY) DISTRICT (220 Nova Albion Way) THE COUNCIL OF THE CITY OF SAN RAFAEL DO ORDAIN AS FOLLOWS: DIVISION 1. The Zoning Map of the City of San Rafael, California, adopted by reference by Section 14.15.020 of the Muni- cipal Code is amended by reclassifying the following real property from R -1-B-1 (Single Family Residential - 7,500 Square Foot Minimum) District to P -C (Planned Community) District. Said property so reclassified is located at 220 Nova Albion Way, San Rafael, County Assessor's Parcel 175-060-41. DIVISION 2. Any development of this property shall be subject to the conditions outlined in Exhibit "A" which is attached hereto and made a part hereof. DIVISION 3. This Ordinance shall be published once in full before its final passage in a newspaper of general circulation, published and circulated in the City of San Rafael, and shall be in full force and effect thirty (30) days after its final passage. LEO �I Cit Clerk �� City 'Clerk r ORDINANCE NO. 1419 The foregoing Ordinance No. 1419 was read and intro- duced at a Regular meeting of the City Council of the City of San Rafael, held on the 7th day of December , 1981, and ordered passed to print by the following vote, to wit: AYES: COUNCILMEMBERS: Breiner, Frugoli, Jensen, Miskimen & Mayor Mulryax NOES: COUNCILMEMBERS: None ABSENT: COUNCILMEMBERS: None and will come up for adoption as an Ordinance of the City of San Rafael at a ReEular meeting of the Council to be held on the 21st day of December , 1981. 24 B/18 J _4 M. LEONCI , City Clerk - 2 - EXHIBIT "A" Conditions which were included as part of the zoning (Z81-25) action by the Planning Commission on November 10, 1981: (a) Parcel C as shown on the tentative parcel map s81-23 is approved for hospital use. The use shall be limited to use of existing buildings. Any substantial changes in the building shall require an amendment of the zoning. The uses shall be more precisely regulated by UP81-90. (b) This rezoning provides no commitment to or any guarantees for development on the upland areas of the Kaiser site, including those areas designated "Development Area, Low Priority" and "Cut Embankment, Lowest Priority for Development" on the "Development Plan, Kaiser Hospital, November 2, 1981". Any future proposal for development of these areas shall require rezoning from their existing P -C and "U" designations.
