the foregoing Charter Ordinance No. 1445 entitled:
AN ORDINANCE OF THE CITY OF SAN RAFAEL AMEI4DING THE ZONING MAP OF
THE CITY OF SAN RAFAEL, CALIFORNIA, ADOPTED BY REFERENCE BY SECTION
14.15.020 OF THE MUNICIPAL CODE OF SAN RAFAEL, CALIFORNIA, SO AS TO
RECLASSIFY CERTAIN REAL PROPERTY FROM "U" (UNCLASSIFIED) DISTRICT TO
R -1-B-3 (SINGLE FAMILY RESIDENTIAL, MINIMUM BUILDING SITE AREA 20,000
SQUARE FEET) DISTRICT (End of El Cerrito Avenue)
is a true and correct copy of an ordinance of said City and was
introduced at a regular meeting of the City Council
of the City of San Rafael, held on the sixth day of
December 1982, published as required by City Charter in the
San Rafael News/Pointera newspaper published in the City
of San Rafael and passed and adopted as an ordinance of said City at
a regular meeting of the City Council of said City
held on the twentieth day of December , 1982, by the following
vote, to wit:

AN ORDINANCE OF THE CITY OF SAN RAFAEL AMENDING THE
ZONING MAP OF THE CITY OF SAN RAFAEL, CALIFORNIA,
ADOPTED BY REFERENCE BY SECTION 14.15.020 OF THE
MUNICIPAL CODE OF SAN RAFAEL, CALIFORNIA, SO AS TO
RECLASSIFY CERTAIN REAL PROPERTY FROM "U" (UNCLAS-
SIFIED) DISTRICT TO R -1-B-3 (SINGLE FAMILY RESI-
DENTIAL, MINIMUM BUILDING SITE AREA 20,000 SQUARE
FEET) DISTRICT
(End of E1 Cerrito Avenue)
THE COUNCIL OF THE CITY OF SAN RAFAEL DO ORDAIN AS FOLLOWS:
DIVISION 1. The Zoning Map of the City of San Rafael,
California, adopted by reference by Section 14.15.020 of the Muni-
cipal Code is amended by reclassifying the following real property
from "U" (Unclassified) District to R -1-B-3 (Single Family Resi-
dential, Minimum Building Site Area 20,000 Square Feet) District.
Said property so reclassified is located at the end of E1 Cerrito
Avenue, San Rafael, County Assessor's Parcel 11-121-06 described
in Exhibit "A".
DIVISION 2. This Ordinance shall be published once in full
before its final passage in a newspaper of general circulation,
published and circulated in the City of San Rafael, and shall be in
full force and effect thirty (30) days after its final passage.

The foregoing Ordinance No. 1445 was read and intro-
duced at a regular meeting of the City Council of the City of
San Rafael, held on the 6th day of December , 1982, and
ordered passed to print by the following vote, to wit:
AYES: COUNCILMEMBERS:Breiner, Frugoli, Jensen & Mayor Mulryan
NOES: COUNCILMEMBERS:None
ABSENT: COUNCILMEMBERS:Miskimen
and will come up for adoption as an Ordinance of the City of San
Rafael at a regular meeting of the Council to be held on the
20th day of December , 1982.

All that -certain real property situate in the City of San Rafael, County of Marin,
State of California, described as follows:

BEGINNING at a point in the center of a paved roadway 30.0 feet wide known as E1 Cerrito
Avenue, City of San Rafael, said point being at the most Northerly corner of that certain
tract of land conveyed by Alpheus L. Stewart, et ux, to Elmo A. and Mildred K. Petterle,
recorded March 15, 1948 in Book 573 of Official Records, at page 409, Marin County Records;
said point of beginning being further described as situated in the following courses and
distances, North 32° 44' East 552.45 feet; thence along a curve to the left whose center
bears North 10 39' 05" East radius 94.68 feet, distance 112.52 feet; thence along a curve
to the right whose center bears South 65° 26' 15" East radius 800.0 feet, distance 251.37
feet from the Southeast corner of _Lot 6. Mao No-, I"of-Forbes Reserve, filed March 22, 1882
in Book 1 of Maps, at page 16, Marin County Records,/runni.ng-thence along the centerline
of said E1 Cerrito Avenue along a curve to the right whose center bears South 47° 21' 49"
East radius 800.0 feet, a distance of 228.46 feet, thence leaving said road centerline and
running along the Northeast line of tract conveyed to Oden Bernard in Book 534 of Official
Records, at page 52, Marin County Records, North 32° 02' 10" West (called North 31° 52' 30"
West in Bernard Deed) -133.55 feet, thence North 32° 44' East 359.23 feet, thence South 53°
11' 20" East 606.56 feet, thence South 36° 56' West 688.59 feet, thence North 70° 56'
West 60.0 feet to a point in the center of the terminus of a 30.0 foot road known as
Stewart Road; thence continuing along said centerline North 70° 56' West 172.40 feet;
thence along a curve to the right whose center bears North 19° 04' East radius 400.0 feet,
a distance of 154.134 feet to the most Southerly corner of the tract herein mentioned,
conveyed to Petterle; thence along the boundaries of said tract, North 390 02' 06" East
].13.67 feet and North 390 06' 55" West 145.17 feet to the point of beginning.

Stewart Road lying 15.0 feet on each side of the following described line:
COMMENCING at a point distant North 70° 56' West 60.0 feet from the most Southerly corner
of the hereinabove described parcel of land, and running thence North 70° 56' West 172.40
feet, thence along a curve to the right whose center bears North 19° 04' East radius 400.0
feet, a distance of 154.134 feet, thence continuing along said Stewart Road center along a
strip of land 28.0 feet wide lying 15.0 feet on the Southwesterly side and 13.0 feet along
the Northeasterly side of said center line along the last mentioned curve to the right,
radius 400.0 feet for a distance of 145.17 feet to a point in the center of El Cerrito Avenue.
EXCEPTING THEREFROM that portion lying within the boundaries of Parcel One, above described.

of Lot 6, Map No. 1 of Forbes Reserve, filed March 22, 1882 in Book I of Maps, at
page 16, Marin County Records; running thence along a curve to the left whose center
bears North 20 39' 05" East radius 94.68 feet, a distance of 112.52 feet, thence on
a curve to the right whose center bears South 65" 26' 15" East radius 800.0 feet,
distance 251.37 feet; thence along the Southeasterly line of a 15.0 foot strip of
land, being the Northwesterly half of said E1 Cerrito Avenue, continuing on said
curve to the right whose center bears South 47° 21' 49" East radius 800.0 feet,
distance 228.46 feet.
EXCEPTING THEREFROM that portion lying within the boundaries of Parcel One, above
described.
