CALL TO ORDER STAFF COMMUNICATION BOARD COMMUNICATION APPROVAL OF MINUTES 1. Minutes, January 18, 2012 Bob Huntsberry moved and Mohit Garg, seconded to approve with correction to Board Member's name (Serge Fedorov). AYES: Jeff Kent, Chair, Mohit Garg, Bob Huntsberry, Stewart Summers NOES: ABSTAIN: None Cheryl Lentini ABSENT: None NEW BUSINESS 2. 37 Perry Walk - Request(s) for an Environmental and Design Review Permit, Exception and Variance to demolish an existing 892-sq. ft. 2-story single family residence and construct a new 3,415-sq. ft. 3-story single family residence above a basement; with an Exception to decrease the required minimum natural state from 85% to 83.7%, to reduce the required number of parking spaces from 4 to 2 and to encroach into 20-ft. stepback height along 29% of the side length of building where 25% encroachment is allowed; and a Variance to exceed the maximum allowed 30-ft. height by approximately 1¾ feet along a 3-ft. length of building side, to encroach 20 feet into the required 20-ft. front yard setback and to encroach 8½ feet into the required 10-ft. east side setback, located on a 15,161+sq. ft. lot with an approximately 58.7% slope; APN: 013-133-04; Single Family Residential District (R10); Rafael Ruiz, owner; James Bradanini, applicant; File Nos.: ED11-078; V11- 003; Picnic Valley Neighborhood. Project Planner: Sarjit Dhaliwal Steward Summers moved and Cheryl Lentini seconded to continue item to allow applicant to respond to consensus items as outlined by staff as follows: Consensus Items: 1) The majority of the Board is accepting of exceptions being requested, provided that further adjustments are made to nestle the house into the hillside in order to reduce impacts on neighbors. 2) The Board recommends shifting of the upper level to the left by approximately five feet, away from the neighbor at 12 Perrywalk to provide some relief of bulk and mass on that neighbor. 3) Shift upper bedroom back six feet to minimize mass and bulk to further nestle building into hillside 4) Increase tree mitigation plan 5) Add landscaping to soften the mass of building 6) Widen driveway to allow three cars to park The vote is a follows: AYES: Jeff Kent, Chair, Mohit Garg, Bob Huntsberry, Cheryl Lentini, Stewart Summers NOES: None ABSENT: None ___________________________________ ANNE DERRICK, Administrative Assistant III APPROVED THIS_____DAY____OF_______, 2011 _____________________________________ MOHIT GARG, Chair
