No change in building square footage is proposed. Upgrades to ADA parking would require the loss of 2 parking spaces on site; APN: 155-074-02; General Commercial (GC) Zoning District; Chris Dolan, applicant. PROPERTY FACTS SUMMARY The project consists of a new exterior fagade re -design to the existing two-story mixed use office/retail building on the east side of Redwood Highway. The proposed exterior changes were reviewed by the Board on September 7, 2016. There were no comments from members of the public. The Board was generally supportive of the proposed changes to the building materials, and the choice of new landscaping. However, several Board members had questions about project details, and after discussion, the following consensus comments were provided to the applicant: 1. Provide more details about the new handrails 2. Provide more details about the hardscape on site 3. Add more planters in areas 2 key areas, as designated at the hearing 4. Consider adding more trees to the site The project was continued to a date certain, October 4, 2016. The applicant has submitted revised plans responding to the Board's concerns and comments. A copy of the previous landscape plan has been included for comparison to the revised plan. Specifically, the revised plans show the following: ® Comment #1: Details for the proposed new handrails are included on Plan Sheet A2.3. The rails will be 2 inch steel tube to match the building color. Comment #2: The plan identifies that the landscape walls will be cement plaster to match the building color. The new walkways are proposed to be grey concrete, designed to match the existing concrete color. There are no plans for pavers or other decorative walkway materials. o Comment #3: Additional planters and plant types have been added to 4 areas on the site — 3 planters along the Redwood Highway frontage, and one in the inner parking lot near the building entrance. • Comment #4: Two new trees (Strawberry trees) were added along the west side of the project site. CONCLUSION Staff finds the revised plans have adequately addressed the consensus comments from the Board, by upgrading landscaping and providing more information on materials.
