Larry Paul moved and Eric Spielman seconded to approve Minutes as presented. The vote is as follows:

2. 88 Vivian Street (Country Club Bowl) – Request for Conceptual Design Review to
redevelop the existing site as a 68-unit townhome development; APN: 008-092-02;
Neighborhood Commercial (NC) Zoning District; CLK Properties, LLC, Owner; W/E
Development, LLC, Applicant; File No.: CDR19-001. Project Planner: Krystle Rizzi
Staff Report
This item was a Conceptual Design Review item, so no formal consensus comments provided, though
common comments provided by the Board included:
• The project generally proposes good design, well-articulated
• Exterior colors and materials is too busy or ‘mosaic’; simplify and consider toning down the white
color
• The site design is too busy, too tight. Provide greater landscaped setbacks, widen driveway
widths, comply with sight distance triangle where driveways meet.
• Consider dividing the common outdoor area more evenly by reducing the size of the ‘square’ and
increasing the size of the two paseos
• Elevate entrances to units along street fronts by adding entrance stoops or stairs
• Provide stepback to roof decks so that they do not directly abut each other
• Need well-developed landscape plan with bioswales, if required. Consider permeable pavers to
meet drainage requirements
• Provide elevation showing garages along the driveways
• Need lighting study
• Confirm recent legislative solar requirements for projects
