Minutes, June 18, 2013 Jeff Kent moved and Stewart Summers seconded to Approve Motion to approve minutes as presented. AYES: Mohit Garg, Bob Huntsberry, Chair, Jeff Kent, Stewart Summers, Serge Fedorov, Alternate NOES: None ABSTAIN: None ABSENT: Cheryl Lentini 2. 46 Scenic Avenue (Vacant Lot Between 40 & 50 Scenic Ave.) - Request for an Environmental and Design Review Permit to allow the construction of a two-story, 2,887 sq. ft., single-family residence and associated site and landscape improvements on a vacant, 6,340 sq. ft., hillside infill parcel. The project includes a request to allow a 7.5' front yard setback reduction, where a minimum of 15' is required. The project also requests a parking waiver to develop the site without two additional required ?guest' parking spaces; APN: 010-241-26; Duplex Residential (DR) District; William Kirsch of W.W. Kirsch & Associates, Applicant; Steve Zamlich, Owner; Sun Valley Neighborhood. (This item was heard at the 6/18/13 DRB meeting and was to come back to the Board on Consensus) Project Planner: Steve Stafford Stewart Summers moved and Jeff Kent seconded to approve project with the following conditions: 1) Change front trellis to a covered porch with gable ended dormer. 2) Modify tree landscaping as outlined by Board member Kent (provide redwood tree in rear yard) 3) Review driveway slope and consider raising entire structure. AYES: Mohit Garg, Bob Huntsberry, Chair, Jeff Kent, Stewart Summers, Serge Fedorov, Alternate NOES: None ABSTAIN: None ABSENT: Cheryl Lentini NEW BUSINESS 3. 10 E Crescent Drive (Silva Apartments) - Conceptual Design Review of a five unit apartment complex proposed within three buildings on a vacant, 10,398 square foot parcel (65.3' wide by 159.9' average depth), and with an approximate 37-percent upslope from the street; APN: 010-291-67; HR1.8 Zone; Daniel Silva, Applicant/Owner; West End Neighborhood. Project Planner: Kraig Tambornini No vote required as this item is Conceptual review.
