2. 2468 Fifth Avenue (Coyne Lot Split and Adjustment) – Requests for Lot Line
Adjustment and Minor Subdivision approvals to transfer property between a 34,209 sq. ft.
vacant residential parcel at 2468 Fifth Ave (APN: 01035118) and the adjacent 20,321 sq. ft.
developed residential parcel at 2452 Fifth Ave (APN 01035117&19), and subdivision of the
resulting 33,031 square foot vacant parcel into three residential lots that would exceed the
minimum 5,000 square foot lot size and 50 foot lot width, with one flag lot proposing a 10
foot building setback from a defined creek bank, and incidental grading near the defined
creek bank proposed in order to enlarge the proposed flag lot building area by filling an
artificial swale that was created from historic land alterations; APN: 01035117,18&19; Low -
Density Single-Family Residential (R5) District; Martin Coyne & Ray Cassidy,
Owners/Applicants; File No(s).: S14-001, LLA14-002. Project Planner: Kraig Tambornini
Gerald Belletto moved and Jack Robertson seconded to adopt resolution approving project. The vote is
as follows:
