An existing single story restaurantwill be removed from the site. The ground level of the proposed building contains retail space, covered residential parking and a residential lobby. The upper two floors contain ten residential townhouse units. The project ties into the West End Village with an architectural design and articulation that is consistent with the historic character of the neighborhood. The retail space is designed to create an active and pedestrian friendly street edge at the corner of 4th Street and G Street. Affordable Housing Density Bonus The applicant is applying a density bonus to this project pursuant to the California Density Bonus Law, California Government Code Section 65915. The applicant will provide one very low income unit in the project. Pursuant to state density bonus law the project is allowed a density bonus of 3tt%. This allows 3 additional market rate units above the allowed 7 unit base density for an allowed total of ten units. The applicant is allowed a waiver of the City guest parking requirements pursuant to the state density bonus law. Pursuant to state law the city is required to grant two concessions. The applicant proposes one of these be used for a height bonus. The applicant is requesting a concurrent use permit and concession for a six toot height bonus.
