Per the Staff Report:
•Consistent with the City’s Planning Goals & Objectives.
•Exempt from CEQA due to an infill exemption.
•Consistent with the City’s goals, objectives and policies to promote the creation of new housing
including:
o Improving economic vitality
o Promoting a thriving downtown
o Nurturing arts and entertainment
o Creating more housing and housing choices
o Improving housing affordability
•Consistent with the 2040 General Plan, Land Use, and Community Design, and Zoning.
•Consistent with the Downtown Precise Plan focusing on more density in the City’s downtown.
•Complies with the Housing Accountability Act of 2019.
•Was approved by the Design Review Board and Planning Commission.
•The project creates a timeless architecture vernacular and sets a high standard for other projects
to come.

Committee suggested we look at making corner elements and center element a different color –we think the committee will
agree, doesn’t look good, much less elegant
