LEONdNI, City Clerk ORDINANCE NO. 1760 AN ORDINANCE OF THE CITY OF SAN RAFAEL AMENDING THE ZONING MAP OF THE CITY OF SAN RAFAEL CALIFORNIA, ADOPTED BY REFERENCE, BY SECTION 14.01.020 OF THE MUNICIPAL CODE OF SAN RAFAEL, CALIFORNIA, SO AS TO RECLASSIFY CERTAIN REAL PROPERTY FROM PD (PLANNED DEVELOPMENT ORDINANCE 1605) DISTRICT TO PD (PLANNED DEVELOPMENT ORDINANCE NO. 1760) DISTRICT FOR THE SAINT MARK'S SCHOOL MASTER PLAN LOCATED AT 39 TRELLIS DRIVE; AP NO. 175-060-01 THE CITY COUNCIL OF THE CITY OF SAN RAFAEL DOES ORDAIN AS FOLLOWS: DIVISION 1. The Zoning Map of the City of San Rafael, California, adopted by reference by Section 14.01.020 of the Municipal Code is amended by reclassifying the following real property from PD (Planned Development Ordinance No. 1605) District to PD (Planned Development Ordinance No. 1760) District. Said property so classified is located at 39 Trellis Drive, San Rafael, as shown on County Assessor's Parcel Number 175-060-01, a description of which is attached as Exhibit `B". DIVISION 2. Any development of this property shall be subject to the conditions/development standards outlined in Exhibit "A", Saint Mark's School Master Plan, which is attached hereto and made a part hereof. DIVISION 3. If any section, subsection, sentence, clause, or phrase of this ordinance is for any reason held to be invalid, such decision shall not affect the validity of the remaining portions of this Ordinance. The Council hereby declares that it would have adopted the Ordinance and each section, subsection, sentence, clause or phrase hereto, irrespective of the fact that any one or more section, subsection, sentence, clause or phrase be declared invalid. DIVISION 4. This Ordinance shall be published once in full before its final passage in a newspaper of general circulation, published and circulated in the City of San Rafael, and shall be in full force and effect thirty (30) days after its final passage. Land Uses: Independent Elementary School for grades kindergarten through eighth with a maximum enrollment of 380 students, associated before- and after- school uses, including extended daycare, sporting activities and evening programs; the use of the existing facilities, including the portable classrooms previously approved, a 4,896 square foot classroom building for arts and science classes, and a 9,216 square foot multi-purpose building; and the establishment of (0.04 acre) seasonal wetland area at the southern portion of the campus. This wetland area is comprised of 0.02 acres of existing wetlands and 0.02 acres of new wetlands created in accordance with the approved wetland mitigation plan. b. PM Peak Trips: 146 PM Peak Trips allocated to the site (96 historic trips, 50 trips allocated per Appendix B of General Plan). C. Parking: 101 spaces upon completion of art/science and multi-purpose building with overflow parking for an additional 102 vehicles on asphalt areas on the east side of the campus. Building Setbacks: As specified on the Site Plan, Attachment "1". Building Height: Multi-purpose building: 29 feet maximum Art/Science building: 19 feet maximum 2.
