' JEA LE AIN*r-,it%y(-!�Clerk ORDINANCE NO. 1508 AN ORDINANCE OF THE CITY OF SAN RAFAEL AMENDING THE ZONING MAP OF THE CITY OF SAN RAFAEL, CALIFORNIA, ADOPTED BY REFERENCE BY SECTION 14.15.020 OF THE MUNICIPAL CODE OF SAN RAFAEL, CALIFORNIA, SO AS TO RECLASSIFY CERTAIN REAL PROPERTY FROM P -D -NG (PLANNED DEVELOPMENT-NORTHGATE OVERLAY, NO TRAFFIC ALLOCATION) DISTRICT TO P-D-NG(T62) (PLANNED DEVELOPMENT NORTH - GATE OVERLAY, 62 PEAK TRIPS) DISTRICT (1600 Los Gamos Road) (YMCA Facility) THE COUNCIL OF THE CITY OF SAN RAFAEL DO ORDAIN AS FOLLOWS: DIVISION 1. The Zoning Map of the City of San Rafael, California, adopted by reference by Section 14.15.020 of the Muni- cipal Code is amended by reclassifying the following real property from P -D -NG (Planned Development-Northgate Overlay, No Traffic Allocation) District to P-D-NG(T62) (Planned Development-Northgate Overlay, 62 Peak Trips) District. Said property so reclassified is located at 1600 Los Gamos Road, San Rafael, County Assessor's Parcels 165-010-95 and described in Exhibit "B". DIVISION 2. Any development of this property shall be subject to the conditions outlined in Exhibit "A" which is attached hereto and made a part hereof. DIVISION 3. This Ordinance shall be published once in full before its final passage in a newspaper of general circulation, published, and circulated in the City of San Rafael, and shall be in full force and effect thirty (30) days after its final passage. MUL�N,ayor - 1 - GRDINANCE NO. 150x, The foregoing Ordinance No. 1508 was read and intro- duced at a Regular meeting of the City Council of the City of San Rafael, held on the 3rd day of June , 1985, and ordered passed to print by the following vote, to wit: AYES: COUNCILMEMBERS:Breiner, Frugoli, Nave, Russom & Mayor Mulryan NOES: C OUNC I LME MBE RS :None ABSENT: COUNCILMEMBERS:None and will come up for adoption as an Ordinance of the City of San Rafael at a Regular meeting of the Council to be held on the Seventeenth day of June , 1985. 26.1 B/2 hq JEA EONCI%TI, ity Clerk - 2 - EXHIBIT "A" Conditions which were included as part of the zoning (Z84-2) action by the Planning Commission on May 14, 1985: (a) Zoning is approved for up to a 45,000 (gross) square foot YMCA recreation facility. Any use other than a YMCA use renders the zoning null and void. Zoning shall expire in 18 months or on December 13, 1986, unless a building permit is issued or a zoning extension granted. (b) Maximum YMCA PM peak period trips is 62. (c) Building height shall not exceed 42 feet. (d) Building setbacks: 20 feet from Los Gamos Road; 70 feet from the east property line although a reduction to 60 feet will be considered based on design merit. (e) Parking: minimum 150 spaces for 45,000 square foot building. (f) Landscaping: 30%. EXHIBIT "B" DESCRIPTION: All that certain real property situate in the City of San Rafael, County of Marin, State of California, described as follows: PARCEL 2, as shown upon that certain Parcel Map entitled "Parcel Map - Fireman's Fund American Life Ins. Co. - parcel map being a resubdivision of Parcel 1 (East) Book 19 of Parcel Maps Page 56 a portion of 2B54 O.R. 619", filed for record October 12, 1984 in Book 22 of Parcel Maps at Page 39, Marin County Records. Containing 3.61 acres.
