BOARD COMMUNICATION APPROVAL OF MINUTES NEW BUSINESS 1. 809 B Street/1212 & 1214 2nd Street (Northwestern Corner of B and 2nd Streets ) - Request for Conceptual Design Review to allow demolition of an existing 5,000 sq. ft. commercial building and two residential structures, one of which is a known cultural resource, and construction of a new 42-unit, mixed-use building (residential over ground floor commercial) with 49 garage parking spaces, and associated site and landscape improvements on four adjacent downtown parcels with combined area of 23,614 sq. ft.; APN's: 011-256-12, -14, -15 &-32; Cross Street Mixed Use (CSMU) and Second/Third Mixed Use West (2/3 MUW) District; Tom Monahan, applicant; Monahan Parker, Inc., owner; File No.: CDR12-001. Project Planner: Steve Stafford There was no motion on this Item, as it was Conceptual. OLD BUSINESS 2. 37 Perry Walk - Request(s) for an Environmental and Design Review Permit and Variance to demolish an existing 892-sq. ft. 2-story single family residence and construct a new 3,206-sq. ft. 3-story single family residence above a basement, with a waiver to hillside parking requirements to allow guest spaces in the driveway. The variance is requested to allow the house to encroach 20 feet into the required 20-ft. front yard setback and to retaining wall over 4 feet in height to encroach 10 feet into the required 10-ft. side yard setback for access steps; located on a 15,161+sq. ft. lot with an approximately 55.0% slope; APN: 013 -133- 04; Single Family Residential District (R10); Rafael Ruiz, owner; James Bradanini, applicant; File Nos.: ED11-078; V11-003; Picnic Valley Neighborhood. Project Planner: Sarjit Dhaliwal Stewart Summers moved and Bob Huntsberry seconded to approve project as submitted.
