Staff Report
Bob Huntsberry moved and Don Blayney, Alternate seconded to Approve Motion to approve project with
the following comments/recommendations:
1) The location and height of residence and driveway retaining walls are appropriate if the project meets
the City's stepback requirement better by adding a new deck/patio along the downslope;
2) The building design is well articulated if the small gable roof features are better integrated by making
them bigger and/or adding a second gable along the downslope elevation;
3) The building entrances are too narrow and should be widened;
4) The exterior colors are appropriate, including the red trim;
5) The exterior materials should be expanded to a mixture stone base and a combination of stucco and
Hardiplank/Hardi-shingle;
6) The size of the residence is modest in comparison to the size of the lot; the applicant should evaluate
whether to add a 4th bedroom to the project design;
7) Landscape Plan shall include vine plantings at the base of the lower driveway retaining wall, such as
Boston Ivy (15-gallon container size, planted 12" in center;
8) Confirm all species in Landscape Plan are available;
9) The project plans should include an elevation showing that the ridgeline would be preserved by the
existing tree coverage The vote is as follows:
AYES: Eric Spielman, Chair, Bob Huntsberry, Stewart Summers, Don Blayney, Alternate
NOES: None
ABSTAIN: None
ABSENT: Cheryl Lentini, Jeff Kent
