Stewart Summers moved and Cheryl Lentini seconded to approve minutes with correction of the vote on
an Agenda Item (Fair Drive). The vote is as follows:

NOES: None
ABSTAIN: Bob Huntsberry

2. Minutes, October 3, 2017
Jeff Kent moved and Eric Spielman, Chair seconded to approve Minutes as presented. The vote is as
follows:

story additions exceeding 500 square feet. The project includes a request for a setback waiver to
allow an encroachment into the required 15-foot setback by no more than 50% (7.5 feet); APN:
010-252-06; Single-Family Residential-Hillside Development Overlay (R5-H) District; James
McDowell, Owner; Stewart Summers, Applicant; File No.: ED17-064. Project Planner: Alicia

Cheryl Lentini moved and Eric Spielman, Chair seconded to approve project as presented subject to the
condition that staff work with the applicant to eliminate privacy concerns resulting from the new upper-
story rear bathroom windows. The vote is as follows:

4. 1200 Irwin St. (“Dominican Townhomes”) – Request for an Environmental and Design Review
Permit to legalize various design modifications already incorporated into an existing approved,
constructed and occupied, 15-unit, multifamily residential development; Multifamily Residential –
Medium Density (MR2) District; 524 Mission Street, LLC, owner; Casey Clement for Thompson
Development, Inc., applicant; File No.: ED17-073. Project Planner: Steve Stafford

Jeff Kent moved and Cheryl Lentini seconded to approve Motion to continue item to allow staff to work
with applicant to include the following items:
• The project should incorporate the approved colors and materials;
• The design quality of the wainscot needs to improve;
• The asphalt driveway entry and motor court should be stamped and colors as approved;
• The entry trellises to individual units need to be constructed as approved;
• The project shall include a new trash enclosure which should match the approved colors and
materials; and
• The site lighting needs follow-up from staff to either reduce the lighting levels and/or shield the
light fixtures.
The vote is as follows:
AYES: Eric Spielman, Chair, Jeff Kent, Cheryl Lentini, Stewart Summers
NOES: None
