BACKGROUND: On June 4. 2012 the City Council approved Resolution No. 13355 approving Tentative Parcel Map (TS11-004) and environmental and design review permit (EDII-047) for th subdivision of a 6.24 acre lot developed with a single family house into two single family residential loti. Mnd associated site improvements located at 190 El Cerrito Avenue (Untermann 2 lot Subdivision) (AP 0 11- 12 1 -10). The parcel map has been reviewed and approved by the City Engineer, the Acting Ci Surveyor and the Community Development Director. ANALYSIS: The parcel map is in conformance with the State of California Subdivision Map Act. El Cerrito Avenue is a private street and is not maintained by the City of San Rafael. The proposed new parcel fronts an existing section of El Cerrito Avenue with active utility systems in place. No public improvements are required for this subdivision of land such that no Subdivision Improvement Agreement is required for the recordation of this map. Conditions of Approval 14 and 16 relate to providing an agreement with Marin Municipal Water Distri and improvements to the newly subdivided property. The property owner currently has no plans t develop the new parcel such that these conditions should be provided prior to the issuance of the buildin permit for the new single family dwelling on the new lot. It is recommended that the City Council tak action to approve the Parcel Map, and authorize the City Clerk to record the map. Enclosures (2) 1. Resolution 2. WHEREAS, on June 4, 2012 the City Council approved Resolution No. 13355 approving a Tentative Parcel Map QTS 11-004) and environmental and design review permit (ED 11-047) for the subdivision of a 6.24 acre lot developed with a single family house into two single family residential lots and associated site improvements located at 190 El Cerrito Avenue (Untermann 2 lot Subdivision) (APN 0 11-121-10}; and WHEREAS, the applicant has submitted a Parcel Map for said subdivision, entitled "Parcel Map -Lands of Untermann", and supporting documents; and WHEREAS, the City Engineer, Acting City Surveyor and Planning Director have examined the Parcel Map and supporting documents and have determined that they comply with the requirements of the California Subdivision Map Act and the City's Municipal Code.
