SRCC campus — DRB has reviewed the project three times

Key Issues and Analysis
• Use Permit requires a parking ratio of 3.3 parking spaces per 1000 square feet of
gross office building areas for the entire SRCC
• Conversion of medical office to general office would not result in additional traffic
trips or congestion
• Extensive Public and Design Review Board review. Conceptual and formal review
and approved the design contingent on minor design adjustments
• New building will displace 64 parking spaces from western surface lot. Applicant
will allocate replacement 58 spaces throughout the surface parking lots in the
SRCC, including the east surface lot, and the two internal lots (used for visitor
parking during the day). 15 space parking reserve per new landscape plan.
• No height bonus request — no proposed change to the existing Public Benefit
requirements from the initial Development Agreement

• More robust Transportation Demand Management (TDM) plan. Aim to reduce
vehicle trips by 15%
• Mahon Creek landscape plan — native planting and connecting pedestrian path
from 2nd Street to Lincoln Ave. 15 space parking reserve
• Enhanced pedestrian crosswalks in and surrounding the SRCC.
• On and off site signage for off -hour public parking
• Updated condition of approval —to specify parking demand study effectiveness
and deliverables.

City Council Actions
• Adopt Resolution for the ISIMND and MMRP. The proposed project includes environmental
review pursuant to the California Environmental Quality Act (CEQA) Section 15063
• Pass Ordinance for Zoning Amendment to PD -1901 District. An amendment to the current
PD1901 District zoning is required to include additional office space and parking totals as an
allowable use in this zoning district and to rescind the medical office use previously
approved.
• Adopt Resolution allowinq Amendment to Master Use Permit (UP11-033) and Environmental
and Desiqn Review Permit (ED14-097). An amendment to the Master Use Permit is required
to allow additional development of the new office buildingand the addition to the parking
structure. The Environmental and Design Review Permit isrequired to approve the
development of 755 Lindaro Street 788 Lincoln Avenue LPGand site pas
